Top 5 Real Estate Relocation Must-Haves

Updated: Mar 17

Most of our clients spin positive and so do we! Let’s start with the AHA!

Relocating is GREAT news – Congratulations!

Relocation is a thought-full process that impacts everyone in a household. People sometimes forget to tend to all of this equally!

You got a promotion or a new job, which has you relocating to another state.

Congratulations! This is a big deal. Please keep in mind, this change often is much smoother for the person receiving the promotion, but causes stress to other household members. You are ALL receiving a fresh start.

Even though Real Estate is our business, we absolutely recognize that moving is NOT an easy thing and strive to contribute to smoother transitions. This is an elephant in the room and we will want to talk directly about it.

This AHA of relocation (RELO) ignites you to sell your home and/or buy another.

Relocations are quite common in the Seattle area.

Facebook, Google and start up’s often recruit from around the world. That implies a potential relocation from one area (selling your home), and moving globally or nationally (buying a home).

Facebook, Microsoft, Amazon, Google and Fred Hutchinson are all based in Seattle and have people arriving from outside of Washington daily. This contributes to the statistic of 257 people moving to Seattle each day.

Relocation must-haves:

5. Check with your company’s HR department or health association to see if they are offering a Destination Services Consultant (DSC) or concierge resource for your transition. If so, they will help you find temporary housing, research hyper-local information like schools, commutes, address changes, grocery stores, etc. If they don’t provide a DSC, ask us…. We likely can set up a special service to help you with this aspect as well as real estate. You can also reach out to us at any time if you want to explore purchasing instead of renting.

4. Set your housing goals up front. Create a criteria list and pick your top 5 ‘must-have’ benefits. Include temporary housing in this plan, so you can avoid impulse buying…that is unless you enjoy that. This is especially important in a high stress sellers market.

3. Timing is everything in Seattle. If you relocate to Seattle (buying or renting) in the Spring/Summer months, EVERYTHING will be at peak season and more expensive. The good news is it is a beautiful time to come to Seattle and you will love your decision to move here.

If you are relocating away from Seattle (selling), your sweet spot to sell is typically between March – May, End of June- July and/or September. Notice the beginning of June and the middle of the summer have breaks in the sweet~selling~spot. School season transitions and vacations create these statistical gaps.

2. Pay attention to those moving with you! Establish their criteria for a new city and a fresh start. This list can include the location, walk scores and community building activities among others.

We have witnessed this aspect ignored among the excitement….Ignoring this aspect never has a positive outcome and it is SO easy to address.

1. The main thing to focus on when relocating is creating your new lifestyle. A high percentage of people select moves and relocation career changes based on wanting a new WORK-LIFE Balance. Seattle, Redmond, Bellevue, Kirkland, Issaquah and Sammamish are perfect, diverse cities to accentuate your new work-life balance…This is IF you get prepared with specific goals ahead of time, then this can be achieved, and can possibly save you moving a second time.

You may have noticed, your motivations for relocation actually drive your decision-making, timing and your heart in housing decisions. When clearly expressed, your motivations become our priorities, taking some of the pressure off of you.

At MAD Realty Solutions, we continually witness exponentially happier clients when we include each unique motivation into the home sale or purchase process. Good or heavy … Understanding and capturing your motivations, and turning these aspects into a strategic action plan are the keys to YOUR success.
